My name is Stan Chambers and I have been a highly successful real estate professional in the Shadowridge, Vista, and Oceanside markets. My personal goal is to simplify the process of buying and selling real estate, and to satisfy everyone's needs to the best of my ability. The problem my wife and I found when we bought our first home was that no one sat us down and explained how the whole process works. I believe the entire buying and/or selling process can be simplified a great deal with a simple open line of communication. My wife, Katrina, and I bought our first home in September of 2000. It is a wonderful little home in a very nice neighborhood. We were very fortunate to find it when we did. Actually, we were fortunate to have found it at all. You see, this was before we decided to go into the profession of Real Estate. So, when we were looking for our first home we had to find an agent to represent us in the transaction. She was a very nice lady who was a friend of a friend, so we felt like we were in good hands. Wrong! Her first bit of advice was to go out and find the home and then give her a call. Not having very much money or any real knowledge of the county of San Diego (as we were new to the city), we bought a Thomas Guide and set out to find our first home. We searched and searched for months, leaving our agent countless messages that often went unreturned. It was frustrating! Homes that we liked were way out of our price range (I think the area was La Jolla!) She gave us no direction whatsoever in pointing us to an area we could afford. Anyway, one day we got lost in a little area known as Shadowridge and finally found what would be our first home. We are very happy to live in such a wonderful community but we realize now that we were very lucky to stumble upon it when we did. Not having any prior experience in real estate, we found the whole process quite confusing. We had this cast of characters assisting us in the transaction and we were not sure exactly what any of them were supposed to be doing. Escrow officers, Title Officers, lenders, loan processors, agents, etc. They were all in the mix and we didn't know who was who, or what was what. This is why I really enjoy helping people buy and sell homes. We felt, like so many people do, passed around from one person to the next, told to sign here, sign there, "here are the keys" and "see ya later!" So, when I became a REALTORŪ, I made up my mind that my primary focus would be on my client and NOT on the PAYCHECK.
It is extremely important to me that my clients know exactly what to expect in terms of service and the final result. I assist my clients through the very end of escrow and beyond, MYSELF, by explaining the finer details of real estate such as contracts, negotiating, and effective pricing. My name is Stan Chambers. People who are selling their homes should know something about the market group from which their buyers are likely to appear. Many homes are perfect for a first-time buyer. First-time buyers are making a major purchase they have never attempted before, and may be unusually subject to the inevitable stress and anxiety that goes with buying a home.
First-time home buyers are usually younger (between 25 and 34 years of age) and have distinct buying patterns. First-timers are often looking for homes that are smaller, and perhaps older, than repeat buyers. The median home size for first-time buyers is about 1450 square feet. Approximately four in ten first-timers will buy homes built before 1960, compared to two in ten repeat buyers.
First-time buyers are in the process of developing a clearly defined sense of what they want in a house. They may not have enough money to buy their ultimate dream home at first, but seventy-four percent say they like their new home better than their previous residence.
